About Us


Agresti Appraisal has been serving the greater Erie County, Pennsylvania area since 1991. Our team includes two (2) Pennsylvania State Certified Residential Real Estate Appraisers, one (1) Licensed Appraisal Trainee, and a full administrative support staff.

Purchase, Refinance & Equity Loans

We give lenders and homeowners accurate, independent market valuations for home purchases, refinances, and home equity loans or lines of credit, so every lending decision rests on the property's true value.

For Sale by Owner

Our independent appraisal gives you an objective value based on recent comparable sales, so you can price your home to attract buyers, negotiate with confidence, and avoid selling below market value.

Estate Valuation

We provide USPAP-compliant date-of-death valuations for estate taxes, probate, and asset distribution, backed by research into sales from the same period and reports that attorneys, accountants, executors, and courts can rely on.

Divorce

We provide impartial, confidential appraisals that set a fair market value for shared property, helping both parties, their attorneys, and the courts divide assets fairly and settle sooner.

PMI Removal

If your home's value has gone up, a certified appraisal can show your lender you've reached 20% equity so you can get rid of Private Mortgage Insurance, and the monthly savings often pay back the cost of the appraisal within a few months.

REO / Foreclosure

Preparing for Your Home Appraisal


There's nothing to worry about! Our team completes hundreds of home appraisals every year, and the process is simple. Follow the steps below to ensure your appointment goes smoothly. If you have any questions prior to your appraisal, contact our office, we are happy to help!

Relax, we've got this - An appraisal isn't a test, and your home doesn't need to be spotless. Our appraiser is there to observe and document your home, not to judge your housekeeping.

Make every area accessible & ensure utilities are on - Your appraiser will need to see the entire home, including the attic, crawl spaces, basement, garage, and any outbuildings. Please clear the way to access panels and unlock any locked rooms or gates before the appointment. Electricity, water, and heat should be on so the appraiser can confirm that the home's systems are working.

Clear a path for photos - Your appraiser will take photos of both the interior and exterior. In winter, please shovel a path around the home so every side can be photographed safely and easily.

List improvements & gather helpful documents - Write down any upgrades you've made to the home or property, such as a new roof, a renovated kitchen or bath, updated windows, HVAC, flooring, or landscaping. Include approximate dates and costs if you have them. Improvements that aren't visible can be easy to miss, so this list helps make sure they're counted. If you have them on hand, set aside your property survey, building permits, and any recent inspection reports. You don't need them, but they can be useful.

Secure your pets - To keep everyone comfortable, please keep pets crated, in a closed room, or out of the home during the visit.

Be available for questions - You're welcome to be home during the visit. It's a good time to point out features or answer any questions the appraiser has. If you'd rather not be there, just let us know how we can get in.
